HUNTERS GREEN – A DEED-RESTRICTED NEIGHBORHOOD
If you have a home listed for sale or a client interested in purchasing within Hunter’s Green, please familiarize yourselves with the information on this page. In addition to being a Deed Restricted Community, there are some rules that all owners should understand in advance.
Hunters Green – Leasing Amendment (MODIFICATION)
- No Residential Unit shall be rented in the first (12) twelve months of Ownership
- No Residential Unit shall be leased for Less than seven (7) months or the first (12) twelve months of Ownership
Each property within Hunter’s Green is a member of two separate associations. Hunter’s Green Community Association, Inc. is the Master Association, and all properties, commercial, residential, and otherwise are members. Additionally, each single-family lot or residential unit is also a member of their respective Neighborhood Association and each has a Declaration and associated assessments.

For those with clients interested in leasing, Hunter’s Green has a No Residential Unit shall be rented in the first (12) twelve months of Ownership and a 7-month minimum lease term. You should check with the respective sub-association for additional restrictions. There is a $25.00 lease fee for new leases which includes (1) one free barcode. There is no Country Club membership included with home purchases. Anyone interested in a membership to the Hunter’s Green Country Club, should contact the Club for pricing and information at 813-482-0300.
Real Estate Agents must accompany all interested clients for home showings by presenting their ID and business card to gate attendants for access to Hunter’s Green. Please advise the attendant the address of the property.
FOR SALE/LEASE SIGN CRITERIA – Effective January 1, 2021, all residential property listed for sale/lease must use the approved standardized signage criteria (click here). You may use any vendor you choose. Logo work can be downloaded here.
OPEN HOUSE SIGNS – No outside signs are permitted and only the use of approved Hunter’s Green Open House signs may be used (click here). These signs may be purchased from the Association office or made by your vendor using our approved criteria. Signs may be placed one hour prior to the start of the open house and must be removed immediately following the open house. A portable storage unit {i.e. PODS and similar storage units) may be placed on driveways for a time period not to exceed fourteen (14) days in any twelve (12) month period.
